Rowberry Morris Solicitors: Do your title deeds not match what is on the ground?

The starting point for checking what falls within your Property are your title deeds. However, the boundaries shown on title plans only show the ‘general’ position of boundaries. 

It is always sensible to try and approach your neighbour if you think there is a problem with the boundary between your properties. But, sometimes disputes arise which are unavoidable. 

When this does happen, we have solicitors who can help you through the process. They will visit you at your home to see on the ground the issues at hand and advise you of your options going forward. One outcome could be that you enter into a Boundary Agreement with your neighbours agreeing to the boundary as marked in red on an attached plan, prepared by a surveyor. Such Boundary Agreement can then be registered with HM Land Registry against your property and your neighbours’ property. 

We have all heard stories of people who lose a boundary dispute at Court who are left paying all the legal costs incurred for both parties.
